Application Criteria

Belhaven Residential, LLC operates in accordance with the Fair Housing Law. All qualified applicants will receive consideration for housing without regard to race, color, religion, sex, handicap, familial status, national origin, sexual orientation, gender identity, disability or protected veteran status.
Belhaven Residential Leasing Criteria
Application Fee
- A non-refundable $50 application fee is required at the time of submission.
- Returned or NSF payments result in automatic rejection.
- Applications without a Holding Deposit may take up to a week or more to process.
Holding Deposit
- Pay a Holding Deposit equal to the Security Deposit via certified payment to reserve a unit.
- After payment, submit all required documents by 5:00 PM the next business day. Failure to meet this deadline results in forfeiture of the Holding Deposit.
- If you cancel or decide not to rent, the Holding Deposit is forfeited.
- If we deny your application and all paperwork was submitted on time, the Holding Deposit is refunded within 10 business days.
- If approved, the Holding Deposit becomes your Security Deposit and is refundable after move-out, provided lease terms are met.
- Sign your lease within 24 hours of approval or when the unit is ready for move-in, or you’ll lose the Holding Deposit, which will be applied as lost rent.
Age Requirements
- All residents 18 or older must complete an application and pass a credit/criminal background check.
- Only applicants 18 and up may qualify as leaseholders.
- List all individuals under 18 as occupants on the application and lease.
Income Requirements
- Income must equal at least 3x the monthly rent (gross).
- Provide employment verification through:
- Recent paycheck stubs
- Employment letter or contract
- Two most recent bank statements
- If self-employed, submit the last two years of tax returns.
- Retired applicants with no monthly income must prove 12 months of rent in savings.
Credit History
- Applicants must show favorable credit history.
- Automatic rejection applies if the credit report reveals:
- Unpaid rent or housing debt
- Evictions or foreclosures
- Outstanding utility balances
- Homeowners must verify mortgage payment history either through the credit report or a letter from the mortgage company.
Rental History
- Applicants must have favorable rental history.
- If you owe a previous landlord, you must:
- Pay the outstanding balance
- Provide a letter of good standing to proceed
Criminal History
- Disclose any criminal incidents at the time of application.
- We conduct a criminal background check along with the credit report.
- Management reviews convictions within the last 10 years on a case-by-case basis.
Occupancy Limits
- We allow a maximum of two people per bedroom.
Pet Policy
- Register your pet via PetScreening.com after submitting your application.
- Pet Fees:
- $200 non-refundable deposit per pet
- $10 monthly pet rent per pet
- We do not allow:
- Pets over 75 lbs
- Aggressive breeds including:
- Pit Bulls
- German Shepherds
- Mastiffs
- Doberman Pinschers
- Presa Canarios
- Rottweilers
- Chows
- Alaskan Malamutes
- Catahoulas

Move-In Date & Utilities
- Once approved, you must select a tentative move-in date within 5 business days of unit readiness. This date becomes the lease start date, even if you move in later.
- Set up all utilities 5 business days before move-in and submit confirmation numbers to our office before we send the lease.
- You will receive keys and access devices only after:
- You and all leaseholders sign the lease and related documents
- Full payment of rent and deposits
- Scheduling a move-in appointment at least 24 hours in advance
Application Checklist
To apply, submit a fully completed application either online or by emailing a photo of it to info@vesica.us.
Required Application Materials:
- One completed application per applicant (18+), with $50 fee paid
- Valid photo ID (Driver’s License, State ID, or Passport)
- Two most recent consecutive paycheck stubs
- If paid weekly: four paycheck stubs
- Alternatives: financial aid, employment offer, Social Security, child support, etc.
- If self-employed: two most recent tax returns
- Two most recent bank statements
If you pay a Holding Deposit, submit all documents by 5:00 PM the next business day. Failure to do so results in forfeiture of your Holding Deposit, and the unit will go back on the market.
Once we receive all necessary information, allow approximately 3 business days for processing.
We’ll contact you after processing to:
- Finalize lease terms
- Confirm your move-in date
- Discuss prorated rent
Note: Advertised market rent applies to 12-month leases. A 6-month lease will include an additional $50/month surcharge.
