Belhaven Residential, LLC operates in accordance with the Fair Housing Law. All qualified applicants will receive consideration for housing without regard to race, color, religion, sex, handicap, familial status, national origin, sexual orientation, gender identity, disability or protected veteran status.
Rental Application Criteria
Thank you for your interest in renting with Belhaven Residential. Before applying, please review our rental application criteria so you understand what is required, what documents you need, and how our application process works.
Belhaven Residential follows all applicable Fair Housing laws and reviews applications consistently based on the criteria listed below.
Read This Before You Apply
These are the most important application policies to understand before paying the application fee or submitting documents.
If your move-in date is more than 30 days away, apply closer to your desired move-in timeframe.
The fee covers screening and processing. It does not reserve a unit or guarantee approval.
A unit is not reserved until the required Holding Deposit is paid and accepted.
Missing paystubs, bank statements, ID, or other documents will delay your application.
Approval is not final until the lease is signed, funds are paid, utilities are confirmed, and all lease requirements are satisfied.
A locked credit file, unverifiable credit profile, incorrect SSN, or alternate SSN may delay processing or result in denial.

Each applicant age 18 or older must provide the following before processing can begin:

- Completed rental application
- Valid photo ID
- Two most recent paycheck stubs, or four if paid weekly
- Two most recent bank statements
- Additional income documentation, if applicable
Additional Income Documents
- Two most recent tax returns, if self-employed
- Employment offer letter
- Financial aid documentation
- Social Security or retirement income
- Child support documentation
- Other verifiable income

Application Fee & 30-Day Application Window
The application fee is $50 and non-refundable.
This fee covers screening and processing only. Paying the application fee does not reserve a unit, guarantee approval, or guarantee future availability.
Applications are active for 30 days from the date submitted. If your desired move-in date is more than 30 days away, we may ask you to apply closer to your desired move-in timeframe.
If more than 30 days pass before you are ready to move forward, a new application, updated documents, and any applicable application fee may be required.
Returned or NSF payments may result in rejection of the application.
Income Requirement
Applicants must show gross monthly income of at least 3 times the monthly rent.
Acceptable income documentation may include recent paycheck stubs, bank statements, employment offer letters, financial aid documentation, Social Security or retirement income, child support documentation, or other verifiable income.
Self-employed applicants must provide the two most recent tax returns. Retired applicants with no monthly income may be asked to provide proof of sufficient savings.
Credit, Rental History & Background Screening
Applicants must have favorable credit, rental history, and background screening.
An application may be denied or delayed for issues such as unpaid rent or landlord debt, recent evictions, outstanding utility balances, negative rental history, incomplete or unverifiable information, or criminal history that does not meet our screening criteria.
Criminal history is reviewed in accordance with applicable law and may be evaluated based on the nature, severity, and timing of the offense.
Age & Occupancy Requirements
All residents age 18 or older must submit an application and pass screening.
Anyone under age 18 must be listed as an occupant.
Occupancy is generally limited to two people per bedroom, unless otherwise required by law.
Processing Timeline & Communication
Once we receive a completed application and all required documents, processing typically takes approximately 3 business days.
Processing may take longer if documents are missing, documents are incomplete, information cannot be verified, updated documents are needed, or third-party verification is delayed.
Email is our primary method of communication during the application process. Applicants are responsible for checking email and responding to requests by the deadline provided.
Failure to respond or provide required documents may delay processing or result in cancellation of the application.
Holding Deposit & Unit Availability
A Holding Deposit is separate from the application fee.
An application allows us to screen an applicant. A Holding Deposit, if accepted, is what reserves a specific unit while the application is being reviewed.
Unit availability is subject to change until an applicant is approved, all required funds are paid, and the lease is signed.
If a Holding Deposit is paid, all required documents must be submitted by 5:00 PM the next business day.
If documents are not submitted on time, the Holding Deposit may be forfeited and the unit may be placed back on the market.
If an applicant cancels, changes their mind, or chooses not to move forward after paying the Holding Deposit, the Holding Deposit is forfeited.
If the application is denied and all paperwork was submitted on time, the Holding Deposit will be refunded within 10 business days.
If approved, the Holding Deposit becomes the Security Deposit.
Approval, Lease Signing & Move-In
Approval is conditional until the lease is signed by all required parties, all move-in funds are paid, utilities are confirmed if applicable, and all lease requirements are satisfied.
Once approved, applicants must sign the lease within the required deadline.
Once a unit is ready, applicants must select a tentative move-in date within 5 business days. This date becomes the lease start date, even if the applicant moves in later.
Utilities must be set up at least 5 business days before move-in, and confirmation must be provided before keys are released.
Keys and access devices will not be released until all lease requirements are complete.
Pet Policy
Pets must be registered through PetScreening.com after applying.
Pet fees include a $200 non-refundable pet fee per pet and $10 monthly pet rent per pet.
Pets over 75 lbs. and certain restricted breeds are not permitted.
Service animals and assistance animals are reviewed separately in accordance with applicable law.
